How much deposit should I pay?
The Domestic Building Contract Act 1995 states that
(1) A Builder must not demand or receive a deposit under a domestic building contract of more than
5% of any contract price that is $20,000 or more;
10% of any contract price that is less than $20,000
Don’t be lured into traps of paying more than the above
What is a ‘Prime Cost’ & ‘Provisional Sum’?
Let’s start with a ‘Prime Cost’;
These are in reference to your fixtures and fittings for example – Door handles, tiles, tap sets, sinks, mixers, doors, oven, stovetop, dishwasher, etc.
Now for ‘Provisional Sum’;
These are in relation to materials and labor. Some examples of ‘Provisional Sums’ are landscaping, site costs, tiling rate per square meter, floor finishes per square meter rate, etc.
Ideally, you will have most of these locked away so that your Builder is able to provide you with the most accurate quote. This also helps you keep on top of your budget knowing without unexpected costs midway through your build.
However in the circumstances where there have been no selections prior to quoting Builders should always allow a mid-range value.
Do we need a ‘Building Permit’?
The first thing I usually ask is “are we altering the structure of the building?” By this I mean are we changing or modifying the engineered components (bracing, moving load bearing walls, extending the structure, installing retaining walls over 1 meter tall, etc) if the answer is yes to any of these then you absolutely need a building permit.

Can I plan my own extension?
